Termination and moving out

When you want to terminate your rental agreement and move out, there are a number of things you need to be aware of. You can also read here when a landlord has the right to terminate a tenant.

Notice of termination

In most cases, you must give three months' notice of termination of your tenancy by the first of the month. This means that if you terminate your tenancy during June, your termination will take effect on October 1. You must pay rent, utility bills, etc. until the notice of termination expires - in this example, until October 1.

Some youth housing has a six-week notice period for the first of a month. Check your lease to see if this applies to your accommodation.
For nursing homes, in the event of death, the notice period is the current month + 30 days.

Remember to give plenty of time when you want to terminate your rental property. You will find your notice of termination in your lease.

Terminate residence on behalf of the deceased

If a probate court certificate exists, a copy of it can be usefully submitted together with the termination to facilitate the proceedings.

Termination by the landlord

For example, the rental agreement can be terminated or cancelled by the landlord when:

  • You have not paid your rent or other mandatory services, such as antenna fees or pre-paid heating.
  • You do not comply with the house and maintenance regulations in your department and, for example, disturb your neighbors with noise, threats, etc.
  • You sublet your apartment without meeting the conditions for subletting.

If the lease agreement is repealed, you must move out of your apartment immediately.
If the lease agreement is terminated, you must move out of your apartment with the notice stated in your lease – typically three months.

In both cases, you must pay rent until the apartment is rented out again, but for a maximum of three months - or what is stated in your lease.

Moving out

You can see the specific rules for when you must move out of the home after you have terminated it in your lease agreement.

If your home is subject to a so-called A-scheme for maintenance, you as a tenant are obliged to renovate it when you move out. This should be understood in the sense that in practice you do not renovate the home yourself – we do – but you pay rent for the period of approximately 14 days that the renovation lasts, and you cannot live in the home while we prepare it for the next resident.

Pay attention tothat we add the 14 days to the move-out date you write on the notice of termination.

If your home is on a so-called B scheme, you can move out the day before the next resident moves in.

Most housing companies have an A scheme.

You need this partly so that we can send you the final moving statement, and partly so that we can get in touch with you and arrange a date to inspect the home if we have not inspected it before you moved out.
