Now you've got a place to live - and what next? Then you need to sign the lease, and you'll probably have a number of practical questions. Find the answers here.
Lease
Once you have received confirmation from Haderslev Boligselskab that the home is yours, you will receive a rental contract to sign within a few days - either in your mailbox or by email.
If you choose to receive the contract electronically, you sign it using NemId. You will be guided to do this in our email. Once you have signed the contract, you send it to us, and we will send you a copy of your rental contract within a week.
Pay attention to
ogether with the lease, you will receive a payment slip for the deposit and first month's rent, as well as a letter with important information about your move-in. When you open both the lease, payment slip and letter, make sure to save or print the documents, as they are only available until the lease has been signed and returned. After that, they will disappear. We will of course send you your signed lease afterwards.
Down payment/Deposit
You pay either a deposit or a down payment before you move in. It varies from housing company to housing company whether it is one or the other. It will be stated in the offer of accommodation you receive.
Deposit and first month's rent must be paid 14 days before moving in.
Down payment
The size of the deposit corresponds to two percent of the construction cost, calculated per square meter.
The exact amount will be disclosed when you are offered accommodation.
Deposit
A deposit is equivalent to three months' rent.
Loan
You can apply for a loan for the resident deposit from your municipality if you and the home meet a number of criteria. You cannot borrow against the deposit. Read more about loans for resident deposits, and apply on Borger.dk here
Handing over keys

When your lease is approved, you must agree with service center Haderslev when you can collect your new keys and attend a move-in inspection of the apartment. You should make the move-in inspection agreement about a week before you move in. You must bring a receipt for the deposit and rent paid and any documentation for a municipal deposit loan. It will also typically be at the move-in inspection that you will be given your keys.
Move-in inspection
When you get your new home, it will be inspected for defects by the property office, who will write a report. If there are minor defects that are not corrected, this will be noted in the report so that you do not have to pay for it later. You must sign the report.
If you discover any defects that were overlooked during the move-in inspection after you have moved in, you must complete a list of the defects within the first 14 days. The list must be handed in to the property office, where we will review it with you. If you are dissatisfied with anything, you should contact the property manager.

Also remember to change your address on Haderslevboligselskab.dk/Lejeboligen.nu's waiting list if you still want to receive housing offers. You may also need to update other information on the waiting list - if, for example, your housing preferences have changed or your household composition looks different.

Contents insurance
Take out contents insurance when you move in. If your home is damaged by, for example, a fire, it is your own insurance that will cover the costs of new furnishings and temporary housing, if necessary, while you are rehoused while the damage is repaired.
